Does Dominion Mortgage offer the mortgage type you're looking for?

At Dominion Lending Centres we offer the range of product we KNOW our clients are looking for. Our years of advice-giving have proven invaluable as we create products for you. We offer a range of fixed rate terms, adjustable rate mortgages and a 50/50 split as well as a Home Equity Line of Credit. With that product line, we have something for everyone!

Does Dominion Mortgage offer special programs? (i.e. new to Canada, self employed)

At Dominion Lending Centres we have worked closely with our lender to ensure our policies and most importantly, our underwriters are common sense. We ensure we work within our lending guidelines to approve common sense deals that work for the majority of our clients. Time and time again.

High Ratio Mortgage

The High Ratio Mortgage offers qualified borrowers with the ability to purchase a home with as little as 5% down. The insurance premium is applied to the principle of the mortgage upon funding. Insurance is provided by one of CMHC or Genworth. Please refer to your Dominion Lending Centres Mortgage agent to determine eligibility requirements for products and features.

Conventional Mortgage

A conventional Mortgage is a mortgage which has a Loan to Value of less than 80%. This means your down payment is equal to 20% or more of the purchase price/value of your home. Please refer to your Dominion Lending Centres Mortgage agent to determine eligibility requirements.

New to Canada Mortgage

Dominion Lending Centres can make purchasing a home, when you're relocating to Canada a reality. With three months employment history, even with no Canadian credit bureau history you may qualify. Please refer to your Dominion Lending Centres Mortgage agent to determine eligibility requirements.

No Frills Mortgage

The 5 year No Frills Fixed Rate Mortgage program designed for borrowers who are willing to accept a lower prepayment option and a reduced rate hold period in return for a discount to the 5 year fixed rate product. Investment / Rental Mortgage

With an increasing number of investment properties each year, Dominion Lending Centres Mortgage provides a mortgage intended for non-primary residences. This program is suited to home buyers who have established an excellent credit history and wish to invest in a rental property. It is not available with all products, so please refer to your Dominion Lending Centres Mortgage agent to determine eligibility requirements.

Business for Self Mortgage

When you're in business for yourself, your income is often inconsistent year over year. At DominionLending Centres we understand that while traditional sources of income verification may be impossible, this doesn't mean you're not a great mortgage client! And we've created a Business For Self program designed for people who cannot provide traditional sources of income verification. This program is not eligible under all products and programs, please refer to your Dominion Lending Centres Mortgage agent to determine eligibility requirements.

With so many product features, how do you know what is best for you?

This is truly where the experience of your mortgage professional plays a role. There are varying amortizations, which drive different payment amounts, various payment frequencies and the ability to make lump sum payments, or increase your existing payments. Your mortgage professional will assess your situation and determine which features make sense for you. These should be held as a primary driver to the product you select.

Amortization

Dominion Lending Centres Mortgages come in Amortizations from 10 years to 35 years, but may vary based on monthly payments and product types.

Payment Frequencies

Everyone has a different payment schedule and different commitments. At Dominion Lending Centres we have built a portfolio to meet everyone’s payment needs. We offer four payment frequencies

  • Monthly
  • Accelerated Bi-weekly
  • Semi-monthly
  • Accelerated Weekly

Please discuss with your mortgage professional which choice is best for you. Remember, your selection does not need to be forever. You may choose to increase your payment frequency throughout the term of the mortgage.

Pre-payment privileges

At Dominion Lending Centres we want you to be able to take advantages of annual bonuses or "cash windfalls" to decrease your mortgage thereby decreasing the life of your mortgage and consequently your interest paid. Everyone is looking to be mortgage-free as quickly as possible.

Dominion Mortgages boast a 20% pre-payment feature whereby you may direct funds up to 20% of the principle of the mortgage against the mortgage at any time, annually, without penalty or administration fee. This may be done over a 12 month period up to 20% with a minimum of $1,000 increments, or on a regularly scheduled payment date. Alternatively, you may select to simply increase your payment by 20% at each payment interval. This will be done automatically and will significantly decrease the amortization of your mortgage.

I already own a home - what are my renew and refinance options?

Your business is important to us, and hopefully we've proven that to you every step of the way. When it comes to refinancing your home, or simply renewing your mortgage we want to be there for you, to help you make the best decision possible. Canadian homeowners make a significant investment of time in selecting their first mortgage, but then often rely on the lender to easily renew them into their next term. At Dominion Mortgage we want to help you get the best mortgage possible upon renewal or at the time you decide to refinance. We recognize that your needs change from term to term (or even year to year) and the mortgage you have today, may not be the right one for tomorrow. At Dominion Lending Centres we'll look at your situation and help you determine the best fit for you. Our Dominion Mortgage line up of products has been designed to meet the needs of existing homeowners who are looking to maximize their investment.
